Sub-Board & Supply
A granny flat can't just tap off the house wiring. A secondary dwelling needs its own dedicated electrical supply — a sub-board fed from the main switchboard, sized for the loads it will carry, with RCD protection on every circuit.
  • The sub-board needs adequate capacity for kitchen appliances, A/C, hot water and general circuits
  • RCD (safety switch) protection is mandatory on all circuits in a new secondary dwelling
  • Cabling between the main board and sub-board must be correctly sized for the run length and load
  • Circuit breakers sized individually for each circuit — lighting, kitchen, bathroom, laundry, general power
  • The main switchboard may need upgrading if it lacks capacity for the additional load

Separate Metering for Rental
If you're renting your granny flat, a separate meter means your tenant pays their own power. This is one of the most common requests we get from Mudjimba homeowners adding a secondary dwelling for rental income.
  • A second meter (and new NMI connection) must be applied for through Energex — we coordinate this process
  • The metering cabinet needs to be installed to Energex specifications before the connection can be made
  • Without a separate meter, you as the landlord are paying for the tenant's electricity — or splitting costs manually
  • For separately metered dwellings, the sub-board becomes the dwelling's main point of supply
